Annual Association Meeting: December 5th
Our annual meeting will be held at Glacier Park Elementary School at 7:00 pm on Thursday, December 5th. You won't want to miss this important event for our community. The agenda will include: goal setting, a frank discussion of the budget, fencing repair and park improvement issues, block watch and planning community events.
This is not just another meeting but a chance for property owners to impact how aassociation dues will be spent in the upcoming year. You'll be meeting your neighbors and discovering the positive things that have been happening in our development. refreshments will be served. And just to make things interesting, we will have fifty dollar gift certificate (Malone's nursery, the Do-It Hardware Store and Four Corner Merchants) to be given to current aassociation members in a door prize drawing. See you there!
If you don't attend, important decisions will be made without your input. We want to hear about the issues important to you.

Fencing Facts
As most of you are aware, our CC&R's outline the Aassociation's responsibility to maintain the common areas of our neighborhood, which includes our perimeter fence. While one section has recently been replaced, the remaining sections are showing signs in wear. After analyzing the situation, we've concluded this is going to be an extremely burdensome task and we would like to discuss different options at the upcoming Aassociation meeting. Please give the question some thought and bring your ideas to the meeting.
In short, we have approx. 3000 feet of perimeter fence. Using standard rates to replace the fence with a similar fencing, this could cost us between $50,000 and $60,000. Given our current budget (minus what we need to cover our fixed expenses), it would take all our dues and then some for the next 6 years to raise that much money (which doesn't leave us any spare money for other improvements). If that becomes our plan, we'd have about a 4 year break before the process would start all over again.
The question before us is whether this is the most effective use of dues.
We have a lot of options to consider, ranging from making a commitments to fence replacement (which may raise dues or require special assessments) to allowing homeowners to maintain their own fence (with cosmetic guidelines for the visible fences). There are plenty of places in-between where the association only replaces certain sections, and simply maintains others. One scenario to consider is having our Aassociation maintain/replace the fence bordering our park (and drainage pond), and simply maintain (repair) the remaining fence. Fence replacement (for the remaining sections) would transfer tot he homeowners with cosmetic guidelines required for the visible fence (along 280th and 228th).
There are many pros and cons to any solution, which is why your input is vital to this decision making process. Please give this some thought and bring your ideas to the meeting.
